A new 24-hour gas station and convenience store has been proposed for the southwest corner of Route 48 and Youngs Avenue in Southold.
At its work session yesterday, the Southold Town planning board took a look at the new application, pitched for 45450 Route 48. The amended site plan is for the proposed conversion of an existing 3,476 square foot building formerly used for vehicle detailing, RV sales and servicing, to a convenience store and vehicle fuel sales.
The plan calls for 18 fuel pumps, two canopies, one at 75′ x 24′ or 1800 square feet, and the other at 75′ x 50′ or 3750 square feet, and 31 parking spaces, 18 of which are at the pumps, on 1.46 acres in the general business, or B, zoning district.
The two canopies will require an area variance from the zoning board of appeals, the planning board said; the convenience store will also require a special exception from the ZBA.
A public hearing on the proposal has been tabled until June so the process can run concurrent with the site plan application.
